Outline Planning Permission for H2 lands granted

Once the agreement for Outline Planning Permission on H2 lands was received, Braidwater Group set about advancing the specifics of the proposed plans.

October 2020

Plans for The Cashel announced

Braidwater Group officially announced plans to invest £450m in 2,500 homes as part of ‘The Cashel’ project at Derry’s H2 lands. The plans included community buildings, schools, and retail facilities, as well as extensive green areas. In the same month, a pre-application community consultation was held online to gauge local sentiment ahead of the impending Phase 1 Reserved Matters Submission.

January 2021

Phase 1 Reserved Matters submission for The Cashel

The initial Reserved Matters submission for Phase 1 of The Cashel was lodged with Derry City and Strabane District Council in January 2021. This phase encompasses an investment of £100m and involves the development of circa 800 dwellings (mix of social, affordable, and private homes) with associated infrastructure improvements, commercial development, and open space provision.

June 2021

Media announcement: ‘Massive opportunity to grow the city sustainably’

Braidwater Group issued a release to media highlighting the extensive opportunities that the Cashel project could provide to the city, as well as being a catalyst for change in the North West. The mixed-use and mixed housing tenure scheme proposed for the development was emphasised, as well as the promise that the project will have a low carbon output.

May 2022

Media announcement: ‘Stunning 3D imagery highlights ambition of proposed £450m Derry housing development’

Braidwater Group issued a release to media in collaboration with Apex Housing which showcased stunning CGI imagery of how the eventual £450m Cashel project might look. The piece also highlighted the project’s ambition, including plans to build communities featuring a high street, schools, communal spaces and much more.

June 2022

Planning application approval

Plans for the construction of 740 homes received approval from Derry City and Strabane District Council, marking a crucial step forward in Phase 1 of the Cashel project.

September 2023

Media announcement: ‘Commencement of significant groundworks’

The first pivotal steps to creating the vibrant urban community got underway in late 2023. Through the build, Braidwater Group has been actively collaborating with local suppliers and subcontractors to deliver the initial phase of the project.

April 2024

Media announcement: ‘Parts of Coshquin and Whitehouse Roads to close permanently to facilitate the Cashel development’

As groundworks for the Cashel project continue, Braidwater Group issued a release to media announcing that parts of the Coshquin and Whitehouse Road were to close permanently. This was a necessary step to ensure the construction of essential infrastructure, including a new road vital for the project’s progression.

Media Announcement: ‘Braidwater Group welcomes £11m funding boost to unlock 2,500 homes at The Cashel in Derry’

£11m funding boost from the Department for Infrastructure announced to address wastewater capacity issues in the local area. The investment played a pivotal role in progressing The Cashel project, providing the go-ahead for the delivery of thousands of new homes in the years ahead.

In what is a significant milestone for the project, the first residents will move into their new homes at The Cashel, made possible through the joint efforts of Braidwater Group and Apex Housing Association. Many more households are expected to follow in the months ahead as a new community begins to come to life.

Welcome to The Cashel,  a project delivered by the Braidwater Group and the start of a new chapter in family living. We’re creating a neighbourhood built around families, where streets feel welcoming and children have safe green spaces to play.

This is a major project and one of the first of its scale in Northern Ireland, with over 2,500 homes being delivered. It will also bring shared spaces and local facilities together to form a mixed community designed for modern life. Although work is still in the early stages, the long-term goal is clear, to shape an area that will settle into a strong, connected place over time.

Caring for the environment is an important part of that plan. We are reducing the carbon footprint through responsible construction and biodiversity measures, helping ensure The Cashel supports everyday living while protecting the landscape for future generations.

  • Lower Parklands

    Homes for private sale 204nr Lower Parklands is part of the ‘Parklands’, the largest character area which forms the central core of the new neighbourhood. It offers a carefully considered village-style design, with plenty of greenery dotted around its vicinity.

  • Lower Riverglen

    Apex Housing 148nr The Riverglen Character Area has been designed to complement the adjacent ‘Parklands’ area, while remaining distinctive with a more restrained streetscape.

  • The Ridge

    Homes for private sale 51nr The Ridge will offer a selection of over 50 thoughtfully designed homes for private sale.

  • Upper Parklands

    Apex Housing 272nr Upper Parklands offers a carefully considered village-style design, with plenty of greenery dotted around its vicinity.

  • Upper Riverglen

    Apex Housing 133nr The ‘Riverglen’ includes simpler design elements which respects the scale, setting and identity of the character area within the wider scheme.

  • Whitehouse

  • The Avenue

    Homes for private sale 42nr The Avenue will feature a unique character, with properties that front the tree-lined 'Avenue' and offer a distinct atmosphere compared to the Parklands.
